除了以上贷款额度提高,公积金还可用来提取做首付、购买法拍房。

此外,去年苏州也出台了商转公政策,只要房子为纯商贷,就可以申请商转纯公或组合贷,且非唯一住房也能办理商转公。(具体可参考《商转公》)

5、卖旧买新契税补贴

需要注意的是,必须先卖房,后买新房才有契税补贴,先买后卖或直接买新房都无法领取契税补贴。

而且,只能购买新房,购买二手房、人才优购房、安置房、商业等,都无法享受契税补贴。

目前各个区域都出台了细则,但姑苏区、园区、新区在具体细节上略有不同——

姑苏区:容积率低于0.8的商品房项目不列入补贴范围

园区:备案均价5万元/平方米以上(含)的缦月华庭、润月雅筑、湖西观云华庭、君和居等4个项目不列入补贴范围

新区:目前狮山街道仅览月阁、朗云名筑项目参与本次活动,卖旧买新购房契税补贴可用于购车

6、卖一买一退个税政策

这里说明一下,假设你卖了两套房,买入一套房,只能选择其中一套申请退税。建议对比衡量个税可退金额哪一种能退比较多,再去申请。

7、人才优购政策

目前苏州的人才优购政策主要集中在园区和新区。

1、园区人才优购政策

申请人才优购需满足的条件:

(1)在园区就业、创业并连续缴纳社保或个税12个月及以上

(2)个人及家庭在苏州大市无自有住房,且一年内无住房交易记录

(3)本科及以上人才,或园区人才办认定的其他高层次紧缺人才

哪些属于人才优购房源:

园区范围内新取得预(销)售许可(备案)的单套建筑面积160平方米以下的商品住房,房地产开发企业应当将不少于其总建筑面积60%的房源,优先出售给符合条件的园区人才。

大白话解释:园区全区所有楼盘只要领证了,就会有人才优购房源。160㎡以下的房源,拿出60%优先出售给符合条件的园区人才。

申请人才优购需满足的条件:

(1)在新区就业、创业并缴纳社保或个税

(2)申请人及家庭符合苏州购房政策

(3)在新区范围内无自有住房

(4)本科及以上学历家庭,或区人才办认定的高层次紧缺人才

1、学位政策 从去年12月开始,园区正式由九年一学位调整为五年一学位。

至此,苏州六区全部实行五年一学位的政策,小学、初中分段计算。

2、六区启动跨区招生政策

去年中旬,苏州正式官宣六区可跨区招生,共有33所学校可六区统考~

目前苏州落户方式主要分为:人才落户、积分落户以及投靠落户三种方式。

1、人才落户放松,非全本科先落户后就业!今年1月1日起执行!

从今年1月1日起,苏州实行最新的人才落户政策。

与3年前发布的人才落户政策相比,这一次新政扩大了先就业后落户的范围、放宽了落户的年龄、缩短了缴纳社保的时间——

先落户后就业范围扩大!非全日制本科、中级职称也能直接落户!

社保缴纳年限缩短、年龄放宽!大专以上学历,最低1个月社保即落户!

苏州开始向长三角抢人!三省一市社保互认!

2、积分落户分值史上最低,只需250分即落户!

2023年4月,苏州就放松了积分落户条件,最低400积分就落户苏州,而且各项积分值都在上涨,以便让更多的人满足积分落户条件。

但仅过去大半年时间,官方再次发文,积分落户门槛再次降低,现在积分分值直接从400分下调至250分。

也就是说,从今年开始,只要累计积分达到250分,就可以落户苏州。相比曾经最高峰时期的700多分,积分分值大幅降低。

投靠落户,主要针对子女、父母、夫妻一方已在苏州落户群体,办理速度也很快,最快一个月即落户夫妻投靠

申请条件:

1. 配偶为现役军人,军人的父母为市区家庭户口且拥有合法稳定住所的人员及其未婚子女;

2. 配偶为市区家庭户口,且配偶或配偶直系亲属拥有合法稳定住所的人员。

注:(符合1-2条的向公安部门申请)

申请材料:

1. 申请人书面申请(申请人如为行政村的,需插一句准予迁入证明);

2. 结婚证,原件及复印件;

3. 申请人、被申请人的身份证原件、复印件(正反面均要复印);

4. 申请人、被申请人的户口本原件和复印件;

5. 申请人房产证(如房产证单独所有,产权人必须到场签字;如房产证出现父母名字,需回原户籍地派出所开具关系证明,父母需到场签字同意迁入)农村户口需出具宅基地批复,无批复的由村建设办公室出具相关证明,房产证和房产证复印件;

6. 房产证所有人写同意书;

7. 被申请人需提供户籍地无业证明或苏州社保。

4. 未成年子女出生医学证明(原件、复印件)年满16周岁及成年子女35周岁未婚,需到场填写未婚证明及无业证明(如有虚假、本人承担一切法律责任);

5. 申请人的房产证(农村户口的需提供房屋的建房批复,无批复则需提供由村建办出具的相关证明)原件、复印件;

6. 如房产证为多人共有的,需共有人写同意入户申请;

7. 申请人的书面申请(如为农村户口的需由行政村出具证明);

8. 子女投靠的房产必须为父母所有。

✍父母投靠落户

申请条件:

1. 子女死亡且没有其他子女,已成年的孙子女(外孙子女)为市区家庭户口且拥有合法稳定住所的人员;

2. 男性超过60周岁,或女性超过50周岁,其子女为5年以上市区家庭户口并拥有合法稳定住所,迁入后人均住房面积不低于市区住房保障面积标准,且生活保障水平不低于苏州最低标准的人员;

❖城镇退休父母,或男满60周岁,女满55周岁;父母为农村户口无退休证,只要男满60周岁,女满55周岁即可;

❖父母可单独迁入其中一人;

❖周期为20个工作日,一般一个月左右可以办下来;

❖准迁证有效期为40天,审核通过后,将短信通知,您申请的户口已审批通过,请到xx地点领取,如果申请EMS快递或者省内电子签,无需到窗口领取。

❖若子女为现役军人,且军人的配偶为市区家庭户口并拥有合法稳定住所的人员;或子女夫妻双方均未现役军人,且军人的子女为市区家庭户口并拥有合法稳定住所的人员,均可申请落户。

申请材料:

1. 申请人、被申请人身份证原件;申请人、被申请人户口本原件;

2. 申请人与被申请人的家庭关系证明(独生子女证或出生证明;原户籍地派出所证明);

3. 被申请人如为城镇户口需提供离退休证明,退休证原件(被申请人如为城镇户籍,无退休证明,需申请人开具收入证明);

4. 申请人的合法固定住所证明(城镇户口需提供房产证原件)申请人房产证为夫妻共有的需提供配偶身份证、结婚证;

5. 房产证为单独所有(共同所有),需所有人到场写同意书。

房票安置也是这两年的热点。据传,目前园区已有楼盘纳入房票安置的房源库。
